42 into 1

When Andrew Nesbitt architects achieved '35 into 1' on the NW edge of Dungannon in 2006, we were approached by a new client with lands on the SE of the town who asked us to do the same for him on a similarly sized site.

Although it took 3 years we achieved '42 into 1'.

The SE site posed various challenges including topography, trees and traffic but after carefully negotiating our way around and across all hurdles a full planning permission for a 42 unit mixed residential scheme has been successfully delivered to our client at the close of 2010.

The project retains the best of the existing landscape features on this mature residential site and creates a courtyard scene with a hierarchy of buildings including "Mansion House" & "Manor House" Apartments, "Courtyard Dwellings" and "Gate Lodges" all set within a structured but informal courtyard and incorporating generous green spaces at the main site frontages.

Particular attention was required in relation to the site boundary treatments due to the existing wooded embankment and the need to provide new footways and sightlines together with public road widening meant that new retaining structures utilising both landscaped cribs and traditional brick walling were designed to retain the green edge to the site frontages.

The existing winding tree lined driveway serving as the main original entrance to the site was retained as a 'Private Drive' serving an exclusive cluster of 4 Private Villas enjoying views to the West across the town centre, whilst a new adopted road access to serve the main part of the site was introduced on the main site frontage adjacent to the original garden entrance.

The scheme is eminently suitable for an over 55's or retirement orientated tenure and our clients are pleased to have achieved their ambitions for the approved site development.
