Background to PPS 21

PPS 21 is short for Planning Policy Statement 21 which is entitled "Sustainable Development in the Countryside".

PPS 21 sets out planning policies for development in the countryside. This includes all land lying outside settlement limits and applies to all areas of Northern Ireland.

The policies of the new PPS 21 released in June 2010 will be accorded substantial weight in the determination of any planning application received after 16th March 2006.

The policy provisions of PPS 21 take precedence over many of the provisions of "A Planning Strategy for Rural Northern Ireland (PSRNI)" and also over the policy provisions for Green Belts & Countryside Policy Areas (CPA) with the exception of those areas which change to a new classification as "Special Countryside Areas".
