ENHANCED PLANNING

Andrew Nesbitt architects have achieved ENHANCED PLANNING results for client TAL Ltd. on lands at Upper Lisburn Road, Belfast.

IMPROVE YOUR EXISTING PLANNING CONSENT

Previous planning consents for 18 units were in place when our clients acquired the subject lands. When a small additional plot of 0.05 hectares was added at the rear we were asked to assess the opportunities to add units and value to the existing approvals on the site.

After initial feasibilities were concluded our advice to clients was to submit separate consecutive full applications for 2 additional units in the frontage building followed by a change at the rear of the site from 3 terrace townhouses to 6 apartments and 2 detached town dwellings, incorporating the additional land take.

The cumulative result has yielded 25 units in lieu of 18 units, on an already dense development.

Careful design was required to achieve these results, by retaining the best features of the existing consents and extrapolating agreed parameters from these to yield optimum results.
